It depends on the community. QCMS-managed communities include most utilities in rent — water, trash, and basic internet are typically covered. Electric overages above a cap are billed separately. Private landlords near UNC Charlotte rarely include any utilities. Always ask for the all-in monthly cost before signing.

An individual lease means each student is financially responsible only for their own room and their own share of rent. A joint lease means every signer is responsible for the entire apartment — if one roommate leaves, the others owe their share. All QCMS-managed communities offer individual leases.
Some do, most don’t. All four QCMS-managed communities — University Terrace North, University Terrace, Colville Garden & Townhomes, and Shannon Green — offer individual leases. Many private landlords and larger complexes near UNCC use joint leases. Always ask before signing.
First-year students at UNC Charlotte are required to live on campus unless they meet specific exemptions (living with a parent/guardian within commuting distance, married, or 21+).
