How does housing work at UNC Charlotte?

On-campus housing at UNC Charlotte isn’t guaranteed for any student (housing.charlotte.edu). First-years admitted for Fall 2025 or later are required to live on campus, and returning students enter a spring lottery for a limited number of beds. Students who plan to live off campus usually start looking in January and sign by March for an August move-in. About 81% of UNC Charlotte’s 30,000+ students live off campus (UNC Charlotte Institutional Research, 2025).

Who manages the property

Communities near UNCC are run by licensed management firms or by individual owners. Either can work. Verify any firm’s NC license at ncrec.gov; the guide’s tour checklist applies to both.

What should parents verify before their student signs a lease near UNCC?

Before you co-sign a lease near UNC Charlotte, check three things: the management company’s NC license, the lease type, and what NC law says about co-signer liability. None of these takes more than a few minutes. Here’s how.

Verify the management company

Look up the firm’s NC real estate license at ncrec.gov. A real management company has a firm number, a designated broker, and a published office address. Most individual landlords near UNC Charlotte don’t. QCMS’s firm number is in the footer of every page of this site — verify it yourself.

Read the lease type

A joint lease makes every tenant liable for the whole rent. An individual lease makes each student liable only for their own room. The difference is thousands of dollars when a roommate leaves mid-semester. All QCMS communities offer individual leases.

Understand co-signer liability

Under NC General Statutes Chapter 42, a co-signer is on the hook for the same obligations as the tenant — including missed rent, damages, and lease-break fees. Read what you’re signing. (NC General Assembly, ncleg.gov.)

A joint lease means every signer is responsible for the entire apartment — if one roommate leaves, the others owe their share. All QCMS-managed communities offer individual leases.

Some do, most don’t. All four QCMS-managed communities — University Terrace North, University Terrace, Colville Garden & Townhomes, and Shannon Green — offer individual leases. Many private landlords and larger complexes near UNCC use joint leases. Always ask before signing.

First-year students at UNC Charlotte are required to live on campus unless they meet specific exemptions (living with a parent/guardian within commuting distance, married, or 21+). Starting sophomore year, students may live off campus — and most do. Approximately 81% of UNCC students live off campus. (UNCC Institutional Research, 2025.)

Start in January or February for the following August. The University of North Carolina at Charlotte releases dorm lottery results in spring, and the strongest off-campus communities — including University Terrace North, University Terrace, Colville Garden, and Shannon Green — lease their best units before May.

Yes. The LYNX Blue Line has a station at JW Clay Blvd near UNC Charlotte campus. The ride to Uptown Charlotte takes approximately 25 minutes. UNCC students ride free with a valid student ID through the CATS U-Pass program. Several off-campus communities in University City are within walking distance of LYNX stations.

UNCC students have multiple transit options: the LYNX Blue Line (free with student ID), CATS bus routes serving University City, campus shuttles, and bike infrastructure. Many off-campus communities along University City Blvd are within a 5-15 minute walk or bike ride to campus. QCMS-managed communities are all in University City (28262 and 28213) near campus.

University City is a mixed-use suburban area with a CrimeGrade rating that varies by specific neighborhood. Areas closer to UNC Charlotte campus and along University City Blvd are generally well-lit and well-trafficked.
